Price determination comes from a variety of factors. The main factor being, what similar nearby properties have recently sold for. This is the basis of the Comparable Market Analysis (CMA) and the apprasial. The best comparisons result from using identical home models in the same neighborhood. Next choice would be identical styles (ranch, split-foyer, split-level, etc) with the same number of bedrooms and bathrooms. You have to subtract or add value based on condition and major features such as decks and garages. The faster the market is changing, the more recent the sales comparables need to be.

An average of 2 to 3 months seems to be normal in our current Northern Virginia real estate market provided the home is in good showing condition and priced reasonably. If you haven't had a serious enquiry or an offer within eight or nine weeks, something is probably wrong. You should discuss the situation with your agent.

The house should be clean and free from clutter. If carpets are more than 4 years old or stained, it is often wise to replace them. Walls should be clean and bright or freshly painted. Everything should be working properly and be looking as new as possible. Keep the yard trimmed and looking nice so that you have good street appeal. Your real estate agent should be able to go through the house with you and provide you with observations or a list of things to take care of. It may help, but very few homes are actually sold that way. If you do have an open house, make sure you remove prescription medications from the bathroom and put them and any other valuables out of sight. Most people are honest, but there is no sense in tempting someone.
